Q: I've heard of Wedgewood. What is it?
A: The Wedgewood community in Woodbury is a 1,200-acre master planned community of homes made up of neighborhoods which offer amenities to meet a variety of life-styles.
Q: What is a master planned community?
A: In general, a master planned community is at least 1,000 acres in size and contains a range of residential and commercial land uses. More importantly, in a master planned community like Wedgewood, development and construction are governed by a set of design standards and land use restrictions which provide the community with stability, control and predictability. The integrity of the master plan is maintained by careful selection of builders and the ongoing review of home designs. Wedgewood is the largest master planned community being planned in the Twin Cities Metro area.
Q: Who is Wedgewood planned for?
A: Wedgewood accommodates a variety of life-styles and life stages – from families with small children to "empty nesters," from single executives to retired couples.
Q: What makes Wedgewood different from other developments?
A: In regularly-conducted buyer satisfaction surveys, Wedgewood homeowners consistently identify five qualities which they believe make Wedgewood distinctive.
Master Planning. From lot sizes to street layout, architecture to landscaping, care and preparation is evident in every detail of Wedgewood's neighborhoods. Wedgewood's master plan integrates 15 different neighborhoods . It also creates covenants and homeowner's associations to protect the standards on which Wedgewood is built.
Sense of Community.. Through homeowner associations and the social events , Wedgewood neighbors have ample opportunity to meet one another. Wedgewood's recreational amenities, including the championship golf course, city parks and hiking-biking trails, foster an active, involved life-style.
Value. Wedgewood homes also have been proven to hold and appreciate in value - anywhere from 5 to 15 percent according to resale and refinancing experience over the past ten years.
Choices. Wedgewood's master plan encompasses many settings - along the golf course, within the parks, overlooking the water.

Q: Where is Wedgewood located?
A: Located in Woodbury, Minnesota, one of the Twin Cities' fastest-growing suburbs, Wedgewood is 15 minutes east of downtown St. Paul, 20 minutes from downtown Minneapolis and 10 minutes from the St. Croix River Valley recreational area. Few other communities can offer both easy access to the best of Twin Cities' shopping, entertainment and employers, as well as the comfort of country landscapes.
Q: How much are real estate taxes?
A: Taxes on Wedgewood homes are computed the same as for any other area in Woodbury, based on a formula used throughout Minnesota. Taxes pay for services most homeowners consider vital and desirable - good schools, city water and sewer, paved streets, parks and recreation programs, libraries, full-time police and fire protection and other emergency services.
Q: What schools are in the area?
A: Wedgewood is served by the South Washington public school system which consistently receives high marks for both its academic and athletic programs. For information about your family's educational needs, call Student Enrollment at 651/458-6231 or www.sowashco.k12.mn.us. Eight of the district's public schools are located in Woodbury. Middleton Elementary, Lake Junior High School and Valley Crossing Community School are adjacent to Wedgewood.

The University of Minnesota, community and private colleges, graduate schools and technical schools provide higher education opportunities in the Twin Cities.

Q: What role does the homeowners’ association play at Wedgewood?
A: Wedgewood Homeowners Association will assume architectural review for completed neighborhoods, as well as the maintenance of monuments, grassy areas, flower beds, shrubs and trees which make up the common areas. Association activities provide an opportunity for homeowners to meet and stay in touch with one another. Residents pay a nominal Association fee. The townhome and villa neighborhoods have separate exterior maintenance associations. Day-to-day operation of the Wedgewood Association is handled by Durand & Associates, a homeowners management firm.
Q: What types of businesses are likely to locate in Wedgewood Crossing?
A: Wedgewood Crossing, the site of Wedgewood's Sales & Information Center, is zoned for neighborhood commercial use. The zoning could accommodate businesses such as a professional office, convenience store, dry cleaners or service station, but at this time no other users have been identified.
Q: Is the golf course private?
A: Prestwick LogoPrestwick at Wedgewood, an 18-hole championship golf course, offers the quality of country club play without the substantial fees of a private club. While the course is open to the public, memberships which provide advance tee times and reduced greens fees are available. Currently, homeowners' memberships allow unlimited golfing privileges to Wedgewood residents.
Q: What other recreational activities are available in the area?
A: Wedgewood residents can enjoy the great outdoors in many ways: picnicking in neighborhood and community parks; hiking or biking along the City of Woodbury's extensive paved trail system; boating down the St. Croix River; downhill skiing at Afton Alps State Park or cross-country skiing in the Lake Elmo Park Reserve; fishing in Minnesota and Wisconsin's numerous lakes. The municipal golf course of Woodbury, Eagle Valley, is located adjacent to Wedgewood. Parks and picnic shelters can be reserved for private parties through the city.

Indoor recreation is available at Life Time Fitness, The Southeast Area YMCA, Woodbury Golf and Fitness Club and Wooddale Recreation Center. The Bielenberg Sports Complex, located close to Wedgewood, offers recreational activity for all ages. The complex includes a doomed field house for soccer, walking and jogging plus an indoor ice arena is available for hockey and open skating. Picnic and play areas, trails, soccer and ball fields are all completed.

Youth sports are organized by the Woodbury Athletic Association, a non-profit volunteer organization. The YMCA has a variety of sports teams.
Q: What medical services are available in the area.
A: There are several medial facilities available:
HealthPartners, one of America's largest managed health care organizations opened a flagship medical clinic, including a major urgent care center. A 24-hour paramedic emergency rescue service has been in operation since 1995.

Woodwinds Health Campus opened a new full service facility in 2000. The multi-specialty Woodbury Clinic offers care for the entire family in one convenient location. In addition to our doctors, the medical staff includes certified nurse midwives and certified pediatric nurse practitioners.
 
Allina Medical Clinic full service clinic offers family practice, internal medicine, mental health, OB/GYN, and much more.
 
Other major hospitals are located 10 to 15 minutes from Woodbury.
Q: Is public transportation available?
A: Bus service to both downtown St. Paul and other metropolitan areas is provided by Metro Transit. Express bus service is provided to downtown St. Paul and Minneapolis. A: The local cable channel is 16 which carries local programming, municipal news and city meetings and events,
